There are many ways that a homeowner can install some kind of surveillance in their home on Long Beach Island. One of the most common setups we see is a Ring doorbell or similar device, and cameras pointing toward the outside of a home. This is especially true when there is a pool installed at the house. Since LBI is primarily a second home market, the need to monitor one’s home remotely is understandable and expected. The tricky part is how to handle this monitoring when the home is also a vacation rental in the LBI real estate market. Balancing security and privacy is an issue that goes far beyond Long Beach Island, but in this market, both sides have a strong case to be made. A tenant wants privacy and to enjoy their (expensive) rental in peace, while a homeowner wants to make sure the home is being utilized as intended. The best way to understand what you can and cannot do is to speak with an attorney, but at a minimum, all homeowners should disclose the location and the intended use of any surveillance cameras. Most real estate agents agree that cameras should not be placed inside the home, but rather only on the exterior. Again, it is advisable to discuss these concerns with an attorney and at a minimum disclose the location of any camera so a tenant is made aware.

They should not be constantly monitored to impede on a tenants privacy.
