The first tip may seem obvious, but it is usually overlooked. When arriving at a summer rental, a tenant should take 10 or 15 minutes and conduct a visual survey of the property. The major items to look for are stains, damage, marks on the wall, tears in any of the furniture, the proper number of beach badges if they are being offered and a quick inventory items left in the home for use by the tenant. If any damage is found, it is best to take a photo and notify your rental agent or the homeowner right away. This way, the problem can be noted, and the tenant should be absolved of responsibility. To that end, documentation is essential. By having a photo of any damaged found so early on in a rental period, the tenant should be able to clear their name. For a rental homeowner, any damage that is observed upon a tenant’s departure should also be photographed and reported right away. I cannot overemphasize the value of taking pictures of the damage BEFORE any remediation or cleaning has taken place. When damage does take place all too often emotions can take over. It is best to remain calm and logical in the handling of the situation. Usually, damage can be repaired for a few hundred dollars. Offering to split the repair can often resolve the entire matter.
