LBI Real Estate Weekly Sales Update 4/13/2020-4/20/2020: For the first time since coronavirus or COVID-19 began to be in the forefront of the news, the LBI real estate market improved. Up until this week we had witnessed a pattern of less activity and more “negative” activity, an example of which would be a deal falling apart and the house coming back on the market. We saw a big change in that patten this week. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 12 new listings entered the market with an average price of $1,028,233
  • 12 listings went under contact with an average listing price of about $1,296,817
  • 8 properties sold on Long Beach Island with an average price of $744,656
  • 12 listings were either withdrawn of expired in the LBI real estate market
  • 3 listings came back on the sale market

Below is a breakdown of all market activity on Long Beach Island over the past week. For the property status NEW ACTIVE means it is a new or re-listed home, PRICE DECREASE means the price was reduced, PENDING or ACTIVE UNDER CONTRACT means the property is under contract (pending), “C” means the property sold and WITHDRAWN, CANCELED or EXPIRED means the property failed to sell or was a duplicate listing. Note this is for single family homes, condos, duplexes and commercial real estate listed by all local Long Beach Island real estate agencies.

LBI New Jersey Real Estate Sales Analysis

As a comparison, last week there were 7 new listings (12 this week), 8 pending sales (12 this week), 9 closings (8 this week), and the same number (3) of listings coming back on the market. The fact that we see more new inventory coming on the market and more pending sales taking place is a good sign of confidence in the LBI real estate market. Make no mistake, things are still slower than usual but we do see improvement. One other positive note is the price point. The average price of a new listing and pending listing was far higher this week than last. While there was one less closing, that is not a surprise as closed sales reflect market activity 30-60 days old.
